Things to Check in the Bathroom When Buying a New Home

Before signing the papers for a new home purchase, you have to make sure that the entire home meets your expectations. An inspection looks into every room and sometimes involves experts who can pinpoint possible problems that need immediate attention. 

Some of the important places to check are the kitchen, bedrooms, living area, and yard. Also, critically look at the roof and, if possible, have a roof inspection to ensure that you’re getting the best value for your money. Here are a few tips when checking whether the bathroom meets the required standards.

Check Available Space

You should at least have two bathrooms in the house for convenience, and if it’s a bigger home, the more bathrooms, the better. Check whether the bathrooms have enough space and meet the expected building codes. Hypothetically, you can fit a toilet and a sink in an 11 sq. ft. space and still meet the expected national building codes, but this is not comfortable for anyone.

Ensure that the area is at least 3 to 4 ft. wide/6 to 8 ft. long and understand the government regulations. Ensure the bathroom, and the entire building is up to the set standards. If you’re not satisfied with a bathroom’s size, probably a bathroom remodeling will be an ideal solution rather than do away with the whole home buying process. 

However, factor in the entire remodeling cost and talk to the landlord to determine whether they can lower the buying price to accommodate the changes.

Check the Walls

Tiles are an ideal choice around bath and shower areas because they waterproof the walls. However, alternative materials add style and elegance to your bathroom while still protecting the walls.

Ensure the walls are made of gloss or semi-gloss finishes that are more water repellent and easy to clean. Other than this, check for mold and water stains to let you know whether the bathroom has a drainage problem or leaks that require immediate attention.

Check the Floor

Bathroom floors should be made from non-slippery material to avoid falls. Other than this, the floor should dry out quickly. If possible, go for a bathroom that has a radiant heating system below. 

This means that the floor will dry quickly, and it will not be as cold in winter. Ceramic and porcelain tiles make the best choice for bathroom flooring materials because they are resilient and waterproof and come in different colors and designs. 

During the inspection, check whether the floor is slippery when wet. If it tends to get too cold, floor rugs can warm your feet.  

The Lighting

A well-lit bathroom is not only safer, but it discourages mold growth. Ensure there is enough natural light coming in and light sources such as LED lights and other light fixtures. A bathroom light should be bright but at the same time relaxing. Bathroom lighting is a simple issue you can sort out by investing in brightly painted walls and lights. 

Modern and high-quality bathroom fixtures will make space elegant, more energy-efficient, and functional. Take note of the upgrades around and what you’d like to change when you move in.
